Your new D.R. Horton home includes a Deako modular lighting system that has simple rocker switches throughout. You can choose one of two upgrade packages—a smaller package to get a taste of smart lighting or a larger package to light up your whole home.
Adding a Deako Lighting package to your home loan gives you the flexibility to pay for upgraded smart lighting as part of your mortgage payment and gives you Deako smart lighting right when you move in. Depending on what Deako package you choose and your mortgage interest rate, it works out to about $6 or $15 a month, included in your mortgage.
You can add your Deako package to your home purchase, rolling it into the home loan. Your principal will increase by the cost of the upgrade, and you won’t need to take out an additional loan or pay cash out-of-pocket.
Adding a Deako Lighting upgrade package before you close is the only way to move into your home with a ready-to-use smart lighting system. However, you can also buy Deako products from our online store any time after you close!
After closing on your home, you can still purchase Deako products, but you can’t roll the payment into your mortgage or receive the included professional installation.
Adding a Deako package to your mortgage gives you the flexibility of accessing the benefits of smart lighting now without having to pay cash up front. You’ll move into your new home with a ready-to-use, integrated smart-lighting system, which will keep you safer and more comfortable from day one.
Talk to your D.R. Horton sales agent about how to qualify with your lender. Because you can only qualify for a short period of time, be sure to check with your agent and lender as soon as possible.
With the 25-switch package, you can automate your home with sunrise and sunset lighting, timers, and remote control. And you can turn off all 22 smart devices with one long press on your way out the door, which is convenient for catching any lights you might forget.
But if you just want a taste of smart lighting, you can automate the lights in one or two rooms with our 10-switch package.
The two upgrade packages are the only ones D.R. Horton has approved to roll into your mortgage. You can buy individual products from deako.com, but that option doesn’t come with the advantages of home loan bundling or professional installation.

When you submit the form, we notify your sales agent that you want to upgrade your Deako Lighting system. The form is not binding. It indicates that you would like to include an upgrade package in your mortgage, but you will need to finalize that decision with your sales agent.
No, adding a Deako lighting package does NOT void your D.R. Horton home warranty. Adding a Deako Lighting upgrade package before you close is the best way to move into your home with a ready-to-use smart lighting system.
The Deako Lighting system is typically installed during the construction phase of new-build homes. It consists of three elements. The first is the Deako backplate which an electrician wires into a junction box just like any other light switch. Second is the Deako Simple Rocker Switch, which can easily be switched out by anyone with any other Deako plug-n-play switch. Last, is the screwless faceplate. This lighting system makes it easy for homeowners to personalize their homes with the switches they want.
For most homeowners, your entire home will have Simple Rocker switches installed. Many builders also gift a Deako Smart Switch (or perhaps a few!) as well. If you need help identifying your light switches, see the guide below or reach out to our support team.

The Deako Lighting system is plug-n-play, which means you can easily swap the kind of light switch you have without dealing with wires or hiring help. When the system is installed, the Deako Backplate is wired into a standard junction box and (typically) fitted with a Simple Rocker light switch. Then the Deako Faceplate is snapped in place.
